Maintaining strong communication with your sellers ensures they don’t fire you and choose to renew your listing.

The number one reason agents get fired is not because sellers’ homes aren’t quickly selling; it’s a lack of communication. Today, I’d like to share some simple tips to help you keep your clients satisfied and your listings active:

1. Establish regular communication. Set up a specific time to communicate with your clients regularly. Let them know what to expect and stick to that schedule. Consistent communication builds trust and keeps your clients informed about every step of the process.

2. Discuss feedback and market activity. Review all positive and negative feedback during your communications and discuss it openly. Additionally, analyze recent market activity, including sold properties, pending sales, and active options from the past two weeks or months. Based on the client’s motivation and goals, consider necessary adjustments, such as price changes or new marketing strategies.

3. Address their questions and concerns. After covering the updates, ask your clients if they have any questions or if there’s anything you haven’t addressed. This ensures they feel heard and valued, reducing the chances of misunderstandings.

Following these steps and communicating routinely makes you more likely to retain your clients and expedite the sale. When I make my seller calls, I “eat the frog”—tackling the most challenging conversations first—and always feel better afterward. My clients can never say I didn’t communicate with them, so almost every seller relists with me.
